After checking some of the available house types, I am now targeting and have short-listed 2 models:

(1) The Highclere

Both of them can combine the Living Room and Study Room to form a potential AV Room

But the size is slightly difference

Study Room : 8'1" (L) x 8'1" (W)

By combining the Living Room and Study Room

AV Room : 24'10" (Long) x 12'0" (Wide)

By combining the Living Room and Study Room

(1) The Highclere : Sale-able Area 1,408 sq ft + Garden + Double Garage + 2 Open Space Car Park
(2) The Knowsley : Sale-able Area 1,852 sq ft + Garden + Double Garage + 2 Open Space Car Park

Sale-able Area is actual gross internal clear usable floor area within the house, the other external spaces are additional.

There are stand-alone double garage (around 5.25m x 5.25m interior measurements) and 2 open car parking spaces on private driveway adjacent to the rear of the garden.



The Highclere is sufficient for our intended usage of the rooms while Knowsley is the dream house with more spacious arrangement and facing public open space rather than houses:
