I also try to look for houses with basement initially.

However, basement is quite common in North America (USA and Canada) and some countries in Europe such as Germany and France.

But houses with basement in UK are rare and un-common.

Therefore, I am forced to consider the use of combined Living Room and Study Room to build the AV Room.

Furthermore, the width of the rooms for most houses are around 10.5ft to 12.5ft even for 5 or 6 bedroom houses.

Hence, I select the property development with houses of 4 bedrooms and consider those rooms suitable for AV applications at width of 12-12.5ft as far as possible.

In fact, the design of this property development is already quite good with reasonable spaces between houses. Also, the consideration of privacy is made with appropriate rooms / houses orientation.

The houses of Plot No.73 and No.78 is generally North and South Facing which is desirable for sunlight for the rooms and the garden.

The road in front of No.73 is a small and narrow road for resident passing only. The traffic is rare and heavy. The beauty is there is nothing to block the front view of the house and it is a designated green area.

The road in front of No.78 is a private road shared between Plot No.77 and 78 only.

From the above, I do prefer and tend to select the bigger sized house of No.73 with better orientation.

All the conditions are the same except the internal layout and design of the rooms.

Besides, the size of the combined Living Room and Study Room for the AV Room is close:

The Highclere : 24'10" (Long) x 12'0" (Wide)
The Knowsley : 25'9" (Long) x 12'4" (Wide)

(Size of My Present AV Area in HK : 21' (Long) x 11'7" (Wide)

In fact, I have planned the setting up of home theatre in my second home in UK long time ago.

Therefore, I had purchased and kept sufficient active speakers for movie usage for both HK and UK home.

HK Home: Full 7.2 M&K Professional (MPS) Active Speaker Setup
MPS2510P x 3 (Front) + MPS252P x 2 (Surround) + MPS2510P x 2 (Rear) + MPS5410 x 2 (Subwoofer)

UK Home: Full 7.2 M&K Professional (MPS) Active Speaker Setup
MPS2510P x 3 (Front) + MPS2525P x 2 (Surround) + MPS2510P x 2 (Rear) + MPS5310 x 2 (Subwoofer)

Will change my HK Setup from 7.4 to 7.2 such that MPS5310 x 2 subwoofers can be transferred to UK Setup

Besides, I do have other spare active speakers for setting up in the study room at UK home:
M&K Professional MPS1611P x 2 (Front) + MPS1625P x 2 (Surround)

Furthermore, I also have a pair of passive speaker M&K Professional MPS2525 x 2 as spare together with
the Denmark VIFA original spare parts: woofer (Z50), mid-range (Z35), tweeter (Z16) and
spare USA Sound Coat original speaker gasket & tweeter foam for possible maintenance of speakers

Having said that, I only have a set of HiFi Stereo System at this moment:

Linn Klimax DS/1 + Mark Levinson No.32 + Krell FPB 250Mc + Avalon Ascendant II

I will decide where I shall place the above system in HK or UK depending on which home I will stay more time of a year.

It is too expensive to keep 2 sets of HiFi equipment and I cannot afford them.
